The conversion of former Stork Engineering head office into a centre for business, housing 45 companies in the creative services sector.
The classic 1900s red brick building was modified. Its five-storey-high atrium was opened up to bring light into all the connecting corridors leading to the offices. The ground floor was a completely redesigned to accommodate a spacious and stylish meeting centre, service desk and reception facility where high calibre office facilities are available.
The former board meeting room, or “oval office”, as it is now known, is available to the tenants on a daily basis, having been meticulously restored and equipped with the latest meeting, conference and presentation facilities.
In spite of being destined as a “plug and play” office concept, targeting new companies in the new economy sector could come and go, the convivial and well-conceived organisation of the building, enhanced by it luminous interior in a classic building, has lead to a very low tenant turnover. There is even a waiting list!
CONSTRAINTS
Halfway through the renovation of the building the market for offices rentals tumbled, and the conception of the project meant that there was no way of turning back! A re-evaluation of the project indicated that, in spite of what external advisers recommended ( lowering finishing costs and targeting a lower cost market) we decided to realise a conception based on high quality, an excellent and well above average level of services technology and appointment, as well as the creation of an environment that is pleasant and luminous.”Hit the gas pedal when the road is rough!” By positioning this business centre in the creative service sector, and the with its design style, Oostenburg and Noordenburg is 100% fully rented, and was so in a relatively short time.
