VictoriaLofts, for those who have an interest in the concept of loft living, has become a well-known name in Brussels.
The success of the conversion of a former chocolate factory into 76 magnificent lofts, 20 new-build apartments with landscaped gardens, covered parking, concierge service, indoor swimming pool and private fitness has ensured that Baron Carel-E van Asbeck and Mr. Maarten van Dijk's reputation is associated with projects of quality.
Van Asbeck and van Dijk are the two names behind the VictoriaLofts label. They have long been associated with quality, as well as the considerate and intelligent development buildings of historic interest and charm. Often residential developments, their projects are destined to owners who wish to live in style marked by individuality and a high degree of comfort.
They have renovated numerous listed buildings in Amsterdam, as well as historic estates in the surrounding countryside. De Decanije in Vorden-Gelderland; Hotel Blakes, Keizersgracht 282-284, Casteel van Beveren, Prinsengracht 299-307, both in Amsterdam. They have also converted the former Stork Engineering head office into a business centre, housing 45 companies in the creative services sector.
The size and audacity of the first VictoriaLofts project in Belgium attracted considerable attention.
When followed by GPLofts, in Rue du Grand Pré. Berchem Brussels 1082, (see www.VictoriaLofts.com in projects chapter), the conversion a former metal factory in a quiet cul-de-sac adjacent to one of Brussels last green field sites, buyers and investors alike embraced the realisation with enthusiasm.
The Japanese-style gardens, large open lofts with vast windows, aerial walkways, discreet parking, and water features, situated in the privacy and calm afforded by the assiduous retention of original facade, and the ingenious open circle portal, are all ample evidence of the van Asbeck- van Dijk partnerships trademark.
In France, the Bobillofts realisation in Tourcoing was one of the first of its kind. Converting a former cotton warehouse into superb contemporary lofts, giving onto a vast central atrium, has been a huge success.
Another project is now underway in the Lille area. This will one of the largest seen in the region. It will offer in excess of 100 amazing residential units.
In Brussels, the conversion of the 1937 Art Deco building into 55 luxurious finished apartments, all set in 28 ha of parkland, is underway.
The Urban Villas - Loft House project in Bachlaan- Leidschendam, the Netherlands has been launched with great success and acclaim.
In total Victoria Lofts has nearly 1200 residential units under development at this time, an evidence of the partnerships' productivity, motivation and commitment.
The launch of JetLofts underlines the van Asbeck- van Dijk partnership's determination to mark themselves out as innovators in their field and to raise the choice of residential property available for the discerning buyer in Brussels.
It is on their behalf that we welcome you to JetLofts and hope share their sense of excitement and achievement.

The Architects
Founded in 1995 the association between Accarain & Bouillot was created with the mission that each realisation should not only bear the signature of the partnership but also represent the ideal of the client’s desiderata with an acute understanding of the environment in which it was placed.
Over two decades the partnerships’ work has evolved according to the market’s economic, social and aesthetic demands.
The partnership approach to the market has been divided into 2 sectors: the public and the private.
The public sector: Accarain & Bouillot’s dynamic in the public sector has very much being a pro-active one, responding with verve to the dramatic increase of competitions arising from urban renewal projects such as the Saint Martin district in Molenbeek, the La Rosée district in Anderlecht and Rue Gray in Ixelles. These projects arose from a political will on a regional as well as governmental level.
Competitions for building renovation projects such as the Marbotin complex for the Foyer Schaarbeekois led the partnership to specialising in the amelioration of public spaces and road ways such as place Lemens in Anderlecht, the creation of new residential complexes such as the Odon-Cuylits Buildings in the La Rosée district, as well as the design and fitting out of communal buildings such as Youth Clubs, Multi-Sports halls and children’s nurseries also in Anderlecht.
Other competitions have been undertaken simultaneously, particularly those launched by public bodies, for example the construction of a new Police station, projects for housing associations, the design for the School of Shipping on the Cobutex site for the Brussels SRDB as well as numerous residential projects for la Ville de Bruxelles.
The Private Sector: The renovation of buildings remains a significant part of the studies undertaken by the partnership, and range from “Maisons de Maitre” to complete housing complexes as well as buildings with mixed use such as the AXA Complex in Saint Gilles.
In recent years the conversion of buildings such as schools or warehouses into residential loft spaces as become an important part of their activity. Numerous projects have been realised with many in progress.
The most prestigious of these realisations is undoubtedly the recently completed Victoria Lofts, an example of how a building of character can be modified so as to offer luxury living in the heart of Brussels, with a full concierge service, private secure car parking, landscaped gardens, private terraces, private pool and gymnasium dedicated exclusively to the residents.
This undoubtedly represents magnificent example of how what was formerly a busy and famous chocolate factory the had become a dormant deteriorating building that was underexploited in its use as a document archive for banks and insurance companies has been revitalised by the visionary combination of the van Asbeck / van Dijk and Accarain & Bouillot teams.
Since 1990 numerous projects has been realized including Rue van Hammée in Schaarbeek, Carolofts in Ch. De Charleroi Rue de la Bougie in Anderlecht, Yzer Lofts in central Brussels, Rue Ossegem in Moolenbeek, Rue Potager in Saint Josse, Rue de la Source in Saint Gilles, Rue de l’arbre beni in Ixelles, Rue des Palais in Brussels center, Rue de l’Instruction, and Rue Brogniez both in Anderlecht.
The collaboration between the two has led to the work in progress of Bobillofts in Tourcoing, the conversion of a textile mill into 22 superb double-height mezzanine lofts and the in pending launch of Parc LaMartine in Lille, a project on a scale rarely undertaken by a private company.
New build residential work such as Victoria Residences, the creation of 22 superb terraced apartments in rue des Archers adjoining Victoria Lofts, has also developed in the past 5 years particularly in Wallonia and the Grand Dutch of Luxembourg where the partnership has also offices.
The success of GPLofts, with it's japanese style gardens, aerial walkways, remarquable circular entrance portico and retained original industrial facade further underlined between Accarain Bouillot and Victoria Lofts belgians realisations.
The partnership expertise in taking the development of urban zones from the feasibility study stages to that of final execution has been demonstrated in a mix of projects including schools, car parks, single family residences and flat hotels such as Mercelis in Ixelles.
Projects relating to the creation of specialized spaces such as reception areas and multimedia rooms in the context of office buildings such as the Pfizer building and Azimut in Jette has brought the Accarain & Bouillot partnership considerable acclaim.
The team within the Accarain & Bouillot partnership consist of 8 architects each having an excellent knowledge of Brussels fabric properties as well as it’s administrative and financial structure. A broad base of competence as well as mastering their own specialisations. Marc Bouillot a graduated from Saint Luc, Tournai in 1982 is the commercial head of the team. His analytic mind clarity of vision and ability to communicate complex projects make him a privileged and reassuring interlocutor for both investors, political decision makers or the private individual undertaking a building or renovation project of any complexity.
Pierre Accarain who also graduated from Saint Luc but in the previous year is the creative head of the team. He his in his element when at drafts man table preparing new realisations.
6 experienced architects ensure the follow-through of the work-in-progress assisted by partner companies for the computerised drawing, surveys, quantity surveying and schedules of conditions as well as the financial controls, safety controls and other specifics
The most sophisticated computer equipment with the latest architectural software, AutoCAD and Allplan bring to the partnership a logistical support that is, in these modern times, essential and enable their clients to have access to the best methods of presentation when dealing with financial and administrative institutions.

The construction company
JetLofts represents an important evolution in the growth of Victoria Lofts.
Whereas Victoria Lofts in Koekelberg represents the integration of modern living spaces in a turn-of-the-century industrial site where the building structure was retained, and GPLofts is an entirely new build project retaining only the listed street-side facade, JetLofts is an innovative mix of new build and exisiting construction.
This approach offers incredible possibilities with regards to the layout of communal spaces, garden planning, terraces and communal accesses. Victoria Lofts' choice of entrepreneur for JetLofts will insure the highest quality finishing and the execution, using stylish and contemporary materials specified by Accarain & Bouillot.
